01. For Buyers

A local process, handled personally

Buying a home is a series of decisions, and Kyle is with you for each one. He knows Cache Valley, the towns, the canyons, the farmland, and the way homes here are built and priced. You won't be handed off to an assistant or a team. Every question, showing, and offer goes through Kyle.

Utah uses a standard Real Estate Purchase Contract (REPC) for residential purchases. It includes deadlines for due diligence, financing, and appraisal, and it calls for earnest money. Kyle explains each piece in plain language and tracks every deadline so nothing falls through the cracks.

Step 1

Talk with Kyle

We start with a conversation about what you want, home style, land, commute, and the Cache Valley towns you're drawn to. Kyle listens first and builds your search around your life.

Step 2

Get pre-approved with a lender

Kyle connects you with a trusted local lender so you know your budget before you tour. A pre-approval strengthens your offer and keeps your search focused on homes you can comfortably buy.

Step 3

Tour homes

Walk through homes with Kyle, ask anything, and compare options honestly. He points out what he sees, layout, condition, lot, and how each home fits your plans, without pressure.

Step 4

Write a strong offer

When you find the one, Kyle writes a clean, competitive offer and negotiates terms, due diligence, and repairs on your behalf. You'll understand every line before you sign.

Step 5

Inspection and appraisal

Kyle coordinates the home inspection and the lender's appraisal, walks you through the results, and helps you respond to what comes up. Deadlines are tracked so nothing slips.

Step 6

Closing

Kyle manages the final steps, financing, title, and signing, so you arrive at closing day prepared and confident. Then you get the keys to your Cache Valley home.

03. Utah Contract Basics

Utah contract basics, in plain language

When you find the right home, your offer is written on the Utah Real Estate Purchase Contract, the REPC. It's the standard residential contract used across the state, and it carries the key dates that shape the rest of your purchase.

The REPC includes deadlines for due diligence, financing, and appraisal. Due diligence is your window to inspect the home and research anything that affects your decision. The financing deadline is when your lender confirms your loan. The appraisal deadline ties the purchase to the home's appraised value. Earnest money , a deposit that shows you're serious, is part of the contract and is credited toward your purchase at closing.

Buyer agent compensation is now agreed in a written buyer agreement before you tour homes. Kyle explains this clearly and up front, so you know how it works before you start. He never quotes a commission rate without a conversation about your transaction.

Kyle tracks every deadline on your contract and keeps you ahead of each one. You always know what's next, what's due, and what your options are.
